Important HVAC Update: New Refrigerant Mandate & Potential Risks

This is Ed, The Heating and Ac guy, if you are receiving this correspondence its more than likely that Salvatore or I have serviced your HVAC over the years. This information is purely for your benefit and that you should know what our government is mandating once again concerning refrigerants. This mandate happened just a few years back concerning R22 freon to 410 A freon. Once again, the lobbyist pushed a new mandate for more ozone friendly freon 454B but with a big kick.
The Big Kick is that this new freon has butane as one of its chemical properties. I have issues with this, how about you? The new refrigerant and its new central air conditioning systems have sensors to detect a butane leak in your Central A/C system. My issues are how fast will these sensors built into the central ac evaporator coils sense the leaks? and what damage will occur by the time us or any HVAC guy can get to your residence to resolve these leaks? if they should occur?
Residential homes and mid-rise and high-rise buildings, are they at Risk?
Yes, of course. Who wants any build up of butane in their homes or condo’s?
To the mid-rise and high-rise customers of ours that currently have freon leaks in their systems? Most of the mid-rise and high-rise building the piping that carries the freon from the evaporator coils to the roof or ground to the compressors are buried inside the walls or bricks.
What Then?
My suggestion is if you have current leaks year to year and can’t access the walls to find the refrigerant leaks, my suggestion at the very least is to inject stop leak to stop theses occurrences or get together with the association and come up with a game plan to address these occurrences.
If you have an older central air conditioning system and while 410 A systems are available, you may consider upgrading now before you will be forced to upgrade to the new 454B systems.
